INDUSTRIAL BROKERAGE CASE STUDY:
Former Smith & Nephew
Medical & Manufacturing Center
N104 W13400 Donges Bay Road,
Germantown, Wisconsin
Industrial Facility
210,000 SF
Inland Companies Industrial Team was strategically hired by St. Paul, Minnesota-based Patterson Companies to represent them in the disposition of their former corporate headquarters medical manufacturing building in Germantown, Wisconsin
This deal was especially challenging due to the fact it was one of the largest industrial sale availabilities in Southeast Wisconsin in terms of both square footage and dollar value. Inland aggressively marketed the building to local, regional and national industrial users. The sale to Waste Management brought over 310 well-paying blue and white collar jobs to the Milwaukee market. This notable industrial user brought new life to the slowly developing Germantown Industrial Park. The transaction was complex in nature because the property needed rail access and Village of Germantown approval. The building commanded a $7.3 million dollar purchase price and the buyer invested another $12 million into the property for expansion and renovation purposes. Waste Management fully occupied the building in the fall of 2007. The building will be primarily used for their "Recycle America" division.
